Should we buy this house? My husband and I have found a house nearby that we love. Our current house is lovely?

Our current house is lovely but we want more room for our three kids. Trouble is the new house would need a lot of work doing to suit us. How can we be sure we'd get planning permission for an extension or loft conversion before we bought it? To buy a house like it already done up would be way over our budget. Should we go for it or stay where we are?|||I designed and built loft conversions for 30 years. One of the things that I found time after time is that people do indeed fall in love with houses and, if they follow that instinct, it is NEVER wrong. You talk about extending the new house, have you already extended the one you are in as far as you can? It is always cheaper than moving and it avoids all the upheaval and redecorating.





I used to offer a service that had a designer to do a comparison between a customer's existing house and the one that the were considering moving to. Find a long established, well thought of specialist in loft conversions and extensions and be prepared to pay their designer for about a day's work. He will be able to tell you what is technically possible, the probable costs involved and whether you can extend under your Permitted Development rights or will need Planning Permission. Do not buy a property in the hope that you MIGHT get Planning - you are well and truly stuffed if your application gets turned down.|||Before you go near the Planing Portal, engage a architect or spend a penny, gather as much local information as you can, call you're local town hall and arrange to see a planning officer for an informal chat with regard to the property you're thinking of purchasing and what you have in mind for an extension or loft conversion.



Don't be put off by making an appointment it's all part of their job and it happens all the time. They won't tell you what to do but they will give you a good idea if it will pass planning or not. They may throw up something you don't know about the property or the surrounding area that the Planing Portal won't able to tell you and may also save you quite a lot of money.

What ever the case, if it's yes or no it is all good experience if you need to go back to the drawing board and you won't have spent a penny.|||If you can afford the alterations and know good reliable builders ( cheapest not necessarily best ) I'd go for it.

They say you should look at neighbouring properties - if they've got extensions etc there's no reason why you shouldn't get permission.

I think that you might regret it in future if you don't go for it.|||to know if you can extend. You should enquire about the house. Look at the title deeds. Is it in a conservation area?
